Luxury real estate broke all records in 2021

The trend, which began in the second half of 2020, has been confirmed throughout 2021, once the uncertainty linked to the start of the pandemic (restrictions, confinements) has been removed. On average, the increase in sales is estimated, on the world market, between 30 and 50% during the last financial year. This is unprecedented! France, which remains one of the most popular destinations in the world, has obviously benefited from this boom, even if the market has tightened at the national level, due to the absence of foreign investors who are gradually making their return. And if all the regions have benefited from this movement, the countryside and the seaside are in favour, with the Côte d'Azur and the Atlantic Coast as strong spearheads.

How can we explain this trend? The house has once again become the central element of our lives, creating for many a desire for change that has energised the market. Following the Covid crisis, people are looking for a new way of life, closer to nature, more respectful of the environment, with an increased importance of space, especially outdoors. They are also looking to improve their quality of life and invest in a safe haven.

As a result, this explosion in demand for property and transactions has gradually led to a shortage of supply, creating a source of tension, particularly on prices. The outlook for property purchases in 2022 seems to confirm this trend: the percentage of people planning to buy residential property has risen from 19% in 2021 to 39% in 2022 in Europe. Of course, the new uncertainties linked to the recent events in Ukraine could slow down this craze. However, the market of opportunity has not said its last word. As we have seen in recent months, stone remains a safe haven in times of crisis.
